Exclusive: Developer reveals details on new luxury townhomes development near Tipp Post Office
Tippecanoe Gazette readers may have noticed construction activity taking place near the Tipp City Post Office. A new luxury townhome development is coming to town, filling a lot that was earlier destined to become “brownstones” before that project fell through.
Ben Mosier of Up North Construction has now revealed exclusively to the Tippecanoe Gazette details about the project. The new community, called “The Narrows,” will consist of 33 upscale townhomes designed with both modern amenities and classic architectural details.

The Tipp Gazette reached out to Ben Mosier, second-generation owner of Up North Construction, for an exclusive interview to provide readers with insight into the project. The interview has been edited for space and clarity.
Q. Ben, thanks for speaking with the Tippecanoe Gazette about the Narrows. What can you tell us about the project? Can you tell us the scope of this development — how many homes are being built, and what types?
A.The development, known as “The Narrows,” will consist of 33 luxury townhomes available for lease. There will also be detached garage spaces enclosed available. There will be 2 bedroom, 2.5 bath and 3 bedroom, 2.5 bath floor plans available.
Q. What is the anticipated price range of these homes?
A. Starting around $1,450 a month
Q. Who is the target market for this development?
A. “The Narrows” will appeal to a variety of residents, as the three different floor plans offer two and three bedroom townhomes as well as first floor master bedrooms for more flexibility.
Q. What is the timeline? When do you expect the townhomes to be finished and available?
A. “The Narrows” will be built in two phases. The first phase will include the first 18 units; the second phase will include the remaining units and garage buildings. Phase 1 of “The Narrows” is starting now, and we expect to have completed units in 2026.
Q. Concerning community impact, why did you choose this location near the Tipp City post office for this project?
A. The location is convenient as it is close to the downtown area, Tipp City Park, the bike trail, and the highway.
Q. How will this development fit into the character and existing architecture of Tipp City?
A. The overall look of “The Narrows” was very important to me, being a Tipp City resident and local builder. I want to build a nice product for the community that fits in well.
Q. How do you anticipate this project will affect traffic, parking, and local infrastructure?
A. A traffic study was conducted as part of the engineering process to ensure the project wouldn’t have an effect on traffic. The development also provides plenty of parking within itself.
Q. From an economic and civic angle, what economic benefits do you expect this project to bring to Tipp City?
A. This project will create many local jobs. As well as bringing more residents to support Tipp City businesses.
Q. How does this project compare to your other projects in the area?
A. As mentioned before, being a lifetime Tipp City resident and local builder, it’s very important to ensure that all my projects are an improvement to our community and are aesthetically pleasing. That’s what “The Narrows” is going to be once completed.
Q. Do you see this development as helping with the local need for more housing in Tipp City?
A. Yes, “The Narrows” will provide a luxury option for individuals and families looking to lease a home in Tipp City.
Q. Are there any green building practices or energy-efficient features in the design?
A. All the buildings are built to the latest building and energy codes which ensure high efficiency mechanicals and airtight insulation, resulting in lower utility bills for the residents of these townhomes.
Q. What excites you most about this project?
A. This project has been in the works for over a year and half now. It’s exciting to finally get it off the ground. This is one of the bigger projects we will have done, so this is an exciting project to put together.
Q. What challenges have you faced so far in bringing this project to life?
A. The biggest challenge with this project is that there is a utility easement running through the center of the property. Designing a layout that is functional and flows properly was a challenge. But the single biggest hurdle was getting all the proper approvals to develop around the utility easement. This part took over six months to get approval. I recall thinking to myself that this certainly must be the reason this property has not been developed in the past. That being said, with some patience and persistence, we received approval.
