The Bethel Township Trustees approved the rezoning of 2.518 acres at 968 Bellefontaine Road from R1-AAA Residential to B-2 Office/Residential at the Feb.14, 2017 meeting. This rezoning will allow for the establishment of a veterinary clinic at that location. The rezoning is contingent on owner Bethany Horn requesting and being granted a conditional use from the Bethel Township Board of Zoning Appeals (BZA) at their meeting on Feb. 23, 2017.
For the Bethel BZA, the trustees accepted the resignation of Brad Trostel who no longer lives in the township. They appointed Steve Owens to replace Trostel on the Board.
The trustees also authorized a contract with Alloyd Abatement Co. for the demolition of a Bethel Township owned property at 6804 US 40 for a cost not to exceed $20,000. During demolition, township found asbestos in the structure, which requires a licensed asbestos removal contractor to complete the demolition. Alloyd submitted a quote for $18,290.00; however, the cost could fluctuate based upon the amount of asbestos removed. This property is the site of the old Molly Burger restaurant. The township purchased the property for $12,500 in June 2016. It has been vacant since the mid-1980s and is in extremely poor condition.
In regular business, the trustees approved the contract with the Miami County Sheriff’s Office for police protection for $101,780.48. The contract is effective from Jan. 1, 2017 through Dec. 31, 2017.
Also approved was a payment to Access Engineering for work on the design of the Phoneton Water system for $9,000. The trustees authorized the repair of a storm sewer at the junction of Wildcat Road and US 40 by Milcon Concrete Company for $6,715.98. The storm sewer was damaged in the process of laying the new water lines. The township is paying the cost of the repair because the storm sewer was not marked on the map that was provided to the water line contractor.
For the Fire Department, Planning and Zoning Director Marty Caskey, who conducted the meeting in the absence of Township Administrator Andy Ehrhart, reported that the department made 23 runs between Jan. 21, 2017 and Feb. 10, 2017. Nineteen of the runs were for emergency medical services including three motor vehicle accidents with injuries. One of the accidents required the services of Care Flight.
For Planning and Zoning Caskey reported that four zoning certificates were received and issued. These include a new residence at 7264 Agenbroad Road, an accessory building at 9385 S Shroyer Drive, and two additions to residences at 2945 E US 40 and 6705 E Church Street.
Caskey also announced that the BZA would meet on Feb. 23, 2017 to hear two requests for variances for pole barn height at 5930 Rudy Road and 6185 Dayton-Brandt Road, and a square footage variance for a barn at 7930 Singer Road.
The Zoning Commission will meet at 7:30 p.m. on Feb. 23, 2017 to hear two rezoning request. One request is to recombine seven parcels that are zoned R-1AAA Residential and then divide the resulting lot into three parcels zoned R1-AAA Residential. The second request is to rezone two lots from B-1 General Business and B-3 Neighborhood Business to I-1 Light Industrial and to join the parcels to erect a gas station.
For Zoning Enforcement, Caskey had reports on two junk cars and a construction issue. The construction issue has been cleared.
The next meeting of the Bethel Township Trustees is scheduled for Feb. 29, 2017 at 7:00 p.m. in the township meeting room.
